Off-Peak Rate: From R1,550 per day.

Peak Season Rate: From R2,650 per day.
Booking & Payment Policy

Deposit: A 50% deposit is required to secure and confirm your booking.

Balance: The remaining balance is due in full prior to arrival.

Refundable Breakage Deposit: A fee of R1,500 is payable before check-in. This will be processed and refunded within 3–5 working days after checkout, provided a successful property inspection is completed.

Exit Cleaning Fee: A once-off fee of R550 is payable before or upon arrival.

House Rules & Indemnity: 12 @ Anchor
To ensure a high-quality experience for all our guests at 12 @ Anchor, we kindly ask you to adhere to the following:

STRICT NO SMOKING POLICY: Smoking is strictly prohibited inside the apartment, on the balconies, or anywhere on the building premises (including the pool and braai areas). Guests wishing to smoke must exit the building and the premises completely. A penalty of R1,500 will be deducted from your breakage deposit should this rule be breached.

GYM ACCESS: Please note that the gym is for the exclusive use of permanent residents only. Guests and short-term tenants are not permitted to use the gym facilities.

POOL & BRAAI FACILITIES: The communal facilities are out of bounds between 23h00 and 06h00. Guests use these areas at their own risk and are expected to leave the facilities in a neat and tidy state.

AGREEMENT: The 12 @ Anchor house rules and code of conduct must be signed by the primary guest upon check-in.

COMPLIANCE: Please note that any breach of these house rules or the building’s code of conduct will result in the forfeiture of your full deposit.

LIABILITY: The Owner and Management of 12 @ Anchor | Self-Catering Apartment (Luxury Stay) are not liable for any injury, loss, or damage incurred during your stay.

We understand that plans can change. To ensure a fair process for both our guests and management, the following cancellation terms apply to all bookings at 12 @ Anchor:
